Bas-elements

The key objective of the Loksa Structural System, Bas- elements, is to firstly meet Loksa’s One Code - One Build standard and secondly to reduce onsite labour.
Loksa utilises helical piles (also known as ‘screw piles’) to get out of the ground quick. Helical piles also have the added advantage of being light on the earth, as they create minimal disturbance to the ground when drilled. The underground heat exchanger is also drilled into the ground during the foundation phase.

Because the home is pre-built and assembled in China, containers can be delivered, in sequence, directly to the site. All heavy lifting is done by crane and fork lift. A small team of 6-8 Authorised Installers can complete the structural element and have the home watertight in 4-10 working days.

Being pre-engineered means that all Loksa homes come prewired and plumbed from the factory. This dramatically reduces the construction window, and minimises onsite labour. Depending on the local by-laws of your region, electrical work can be signed-off by a register electrician on site and plumbing by the building inspector once the waterlines have been pumped up.

Benefits:

1) Longeivity: By removing all timber from the structure, Loksa homes will have a much longer life, as they won’t deteriorate through rot, insect infestation (such as bora or termites) or be a food source to rodents. Loksa’s structural system has been designed to have a very low life-cycle cost.

2) Superior Strength: Even in it current state, the strength of Bas-elements in steel meets the Florida hurricane belt building standards. Wind and earthquake loadings are also set well above average. The strength of Bas-elements allows for a lot of flexibility in design, as spans can be increased significantly while still remaining within local codes.

3) Design Flexibility: While Bas-elements utilises a panelised approach, it has not been designed using restrictive panel sizes. The Loksa design team applies the system to the desired house design, rather than designing to pre-made panel sizes. Each wall, floor or roofline is manufactured to order.
